Sadly, this property became the victim of a divorce by owners during Covid-19 and is now part of Kata Group Phuket.
We designed and managed this property very successfully and we are very proud of it.

We were hired by the owners to support the concept and design work of a beautiful concept resort located northeast of Dhaka, amidst lush green tea gardens. Working closely with Dhaka-based architects and the owners, we aimed to create the best that Bangladesh had to offer until at least 2020.

The owners approached us to develop a design and service concept for a truly north-eastern concept resort at Khao Yai. The result is lovely and cozy Isaan-Isan Boutique Resort right at the entrance to the National Park which did become a design and concept icon in the area.

    Typical Situations:
    We begin by serving as your loyal consultants, assisting in developing the perfect hotel or resort through a feasibility study and a comprehensive 10-year cash flow forecast. This option can include a solid concept of the planned property for architects to work with.

    We can create bank presentations and accompany you to meetings, presenting the project professionally. Remember, banks are more willing to provide funding if they are confident they will get their money back.

    We can extend our services to include the design and construction phases, which is highly recommended to save you money. Additionally, we can manage the property for you.

  • How you charge?
    For consultation this really depends on the scope of work, needs, circumstances and others. – Again, lets sit and talk, lets see. For Management it’s a different story, there we charge a re-branding fee (for existing properties) and then a negotiated percentage of the Net-Revenue and a negotiated percentage of GOP (Gross Operating Profit)
  • What is Net-Revenue, GOP, EBITA?
    Net-revenue refers to the total revenue generated by a hotel or resort after deducting any discounts, agent commissions and rebates.

    Gross Operating Profit (GOP) is a key financial metric that represents the revenue remaining after deducting departmental expenses and undistributed operating expenses.
    GOP is calculated by subtracting the total departmental expenses (such as Rooms, Food & Beverage, and Other Operated Departments) and undistributed operating expenses (such as Administrative and General, Information and Telecommunications Systems, Sales and Marketing, Property Operations and Maintenance, and Utilities) from the total operating revenue.

    EBITA stands for Earnings Before Interest, Taxes, and Amortization.
  • What is the The Uniform System of Accounts?
    The Uniform System of Accounts for the Lodging Industry (USALI) is a standardized accounting system specifically designed for the hospitality industry. It provides a comprehensive framework for financial reporting and analysis, ensuring consistency and transparency across different properties and organizations. The system covers various aspects of hotel operations, including revenue, expenses, and profitability, and helps hotel managers and owners make informed decisions about their operations, budgeting, and financial planning.

    The USALI is periodically updated to reflect changes in industry practices, technology, and accounting standards. The latest edition, the 12th Revised Edition, focuses on increased reporting transparency and provides guidance for effective management and benchmarking.

    Every professional hotel management company or hotel operation will use this system for best financial control, for transparency and for standardization
